Wednesday, November 3rd, 2021 – Buying your home with Crypto Assets
“Can you use your Bitcoin for down payment or for reserves?” Debbie answers this question by saying, “Yes, maybe.” Sourcing the funds is the hardest piece for Crypto, not the asset itself. Mortgage loans require a paper trail and that’s where things get difficult. Debbie mentions how it’s hard to show a transaction history, when the money sits in a virtual “wallet.”
Debbie and Heather discuss Robin Hood accounts and how those accounts have the capability of showing sourced assets if used properly. They go on to talk about Coinbase, Webull, BlockFi, Gemini and how to use those money exchanges efficiently to make a concise paper trail.
Debbie proclaims that Crypto will not be going away anytime soon, and that it will indeed get bigger and bigger. Debbie believes that Crypto will be the “way of the future” very soon. This brings her into the subject of Jumbo Loans and how those specific loans do not work with Crypto quite yet. Debbie’s solution for this is to get that Crypto money into an actual bank account so that money can “season.” Debbie and Heather go into details on how that all works.

This week, Debbie brings in Loan Officer Larry Ehrlich aka “Mortgage Dad,” to talk about the current climate of Mortgage and Real-Estate. Below are the topics that they hit on in this episode:
- Debbie starts off the show by urging her audience to check out her YouTube videos which contains free information, especially with the latest video/segment of the Home Buying Workshop.
- Debbie and Larry discuss Loan Limits and guidelines constantly changing. Debbie says that the “word on the street” is that there will be the biggest jump in Loan Limits in the past 50 years. If that’s the case, Larry believes this will help first time buyers and people that want to refinance.
- They discuss the details of how this can help and or effect homeowners in high-cost areas, especially in California.
- They go on to talk about how Conventional Loans and Conforming Loans are more advantageous than Jumbo Loans, especially when people want to pull cash out for renovations, school for college, etc.
- Debbie suggests for clients to call in and schedule an appointment with her team, so they get the application going for the purpose of “being prepared.” In that way, when the Loan Limits come out, then all they must do is hit the submit button and the higher limit will be locked.
- They go on to talk about Appraisals and how the market is shifting. Debbie says that the most educational advice she can give at this time in relation to appraisals and the market is “DO NOT remove your appraisal contingency” for various reasons.
- Larry goes on to give examples on why. Larry says, “Get your application in right away, because it is never too early just to start.”
- Debbie and Larry both say that the value of your property right now is the highest it has ever been, therefore pulling cash out right now would be the best time to do so.

Debbie brings in Loan Officer and Real-Estate Veteran Heather Barkley-Kilpatrick to talk everything Mortgage and Real-Estate.
- Debbie starts off the show by giving a shout out to all her new radio markets: San Antonio, Savanna, Lake Havasu, and Las Vegas.
- Debbie and Heather bring up the subject of what it’s like to “stage” a house so it’s ready to be sold, especially because Debbie is currently in the middle of selling her home.
- Debbie talks about her fear of putting her house up for sale before finding another home to buy.
- Heather and Debbie explain in depth the pros and cons of contingency. Heather suggests for sellers to put their home on the market so they can at least see the kind of offers that can come in, which can give the seller an idea of what kind of equity they are looking at having to purchase another home.
- Heather explains what closing concurrently is in relation to buying and selling a home.
- Debbie reminds everyone that interest rates are going to rise, so it’s best to call in and get a plan going immediately so there aren’t any regrets.
- Debbie goes on to say that “It’s not a question of “IF” interest rates are going to rise, it’s a question of when.”

On today’s show, Debbie brings in Team Members, Larry Ehrlich aka “The Mortgage Dad,” Cindy Russon, and Heather Barkley-Kilpatrick, to talk about the infamous question, should buy now or wait?
Larry points out that the rates are for sure going to rise according to the Feds. He also suggests that people should investigate buying if they are renting at this time.
Debbie then explains what “tapering” means in the world of finance while Larry explains inflation in relation to rates.
Heather jumps in and discusses her calculations with lower interest rates vs. higher interest rates and what that means to your bottom-line sales price.
Cindy and Heather talk about the housing crisis and how there is a housing shortage, especially in California. Debbie doesn’t think people should “wait” to buy. If there is an opportunity to get a home, “do it” she says, especially because of the U.S. being 5 million homes short.
The team discusses the topics of forbearances, foreclosures, and evictions. Debbie gives highly educational viewpoints and scenarios on what could happen to homeowners if they try to refinance down the road when interest rates are higher, especially if they were in forbearance.
With her real-estate background, Heather focuses on the details of how forbearance can force homeowners into selling or foreclosing. She goes on to say that a short sale is always better than a foreclosure.
Larry and the team say that potential clients should always reach out to Mortgage Mom Radio if they are feeling bleak about their financial situation. They are here to help you no matter what your situation might be.
The whole team agrees that at this point in time, the best investment anyone can make would be in rentals. Debbie says that even if property values drop, rent will not. If anything, rent will increase says Heather.
